When calculating for "sale price per square foot". for the square foot of a cando in NYC, which method of measurements is used? Is it "paint-to-paint" net area, or "mid-wall to mid-wall" with exterior walls included?

That makes sense.

If there is not industry standards of measuring a condo area, this median pricing for a certain area maybe cannot be a super solid reference number. To make things more complicated, maybe "condo" from " co-op"  are all included in this data base of condo.

For the zillow website, do they use paint to paint? or just whatever the number showing on the list?

I am guessing it is the same everywhere on this question. I never heard anyone try to estimate mid wall depth, so paint to paint.

On a house it is true they use outside dimensions but I don't think you could easily do that with some condos.
