Never wire money and make sure you are dealing with the homeowner. A real estate agent can do background checks to ensure you are dealing with the real homeowner and not someone posing as the homeowner.
There is a tremendious amount of scams coming out of Nigeria, called 419 and Nigerian Scam:

Be safe, never wire money out, it can not be recovered if you do. These preditors are very convincing, do not fall for it. If you get a check, wait for over a month until your bank fully processes the check. The bank "WILL" credit your account, then weeks later they find out it is conterfit and take the money out of your account. If the money isn't there, they will come after you for the difference.
