When does Zillow gather/publish tax assessment data? The City of Richmond, VA is not current.

The assessments in the City of Richmond, VA for 2012 have been available for several months on their website and most are quite a bit lower than 2011, so I was just curious when Zillow collects this information, and if it affects the Zestimate.  I love Zillow (and I read up on the Zestimate so I realize this is just one of many tools to get estimates).  Thanks!

I'm not sure when Zillow will upload the new tax assessments.  However, it is important to that tax assessments can be different than appraised value.  Different methodolgies are used in the calculation.  In addition the tax assessment is used to establish real estate taxes paid by ahomeowner to the city while appraised value is an opinon of value made by an appraiser.  This is particularly important when you have homes on the same block that are distinctly different.  For example, in the City of Richmond, you could have a 1500 sq ft cape code in "originial" condition next to a 2500 brick colonial that has been renovated. The tax assessor may not be able to easily see the difference while an appraiser will use recent comparables with similar features (among other criteria).
