The townhouse market follows a certain NYC pattern that is different from the rest of the country. In most parts of the country the summer is strong for sales. People relocate, everything needs to be in place for the fall.

In NYC it is different. New Yorkers get out of town in the summer. It might once have been to escape a yellow fever outbreak and later the heat of a the city before air conditioning. But it continues on. And because of that I really do not advise listing a townhouse for sale in the summer. I also do not advise listing a townhouse when it is bitter cold. The same strong buyers that flee to the Hamptons in the summer escape to warm climes post holiday. The townhouse trade is very active in the fall and again in the spring. That is the time to list.

good morning...
contrary to many people beliefs there is no season for home selling..
yes, during christmas/holidays there is a bit of a slow down,
however homes continue to sell throughout the year..

people have soo many different reasons for selling their homes,
kids grow up, job transfers, marriage, divorce etc..

so if you get your home on the market now, you will actually be in a better position then those who wait until spring when they 'think' is the best time, when spring is actually when you can be lost in the vast amount of inventory..

if you are ready to sell, spruce up your home, price it correctly
and get going.!

if you need an agent close to you for a current market analysis to help you price correctly please just ask me..
