When is the best time to list our house?

We have a large home (5,000+ sq. feet).  Planning on listing it first part of April....is this a good time?

Anytime can be the best time.  If you list during the winter.. you are going opposite the herd... the advantage is you are competing with less listings on the market and your home will have more of a chance to stand out...  The time is year is not as important as price, condition, location.

As Tim said, every market is different. Generally early April is a great time for a home to be marketed -- though you are listing the house, it's important to always keep in mind that listing the house is only one step in marketing. In the next month, I am sure you will be doing all you can to make sure your home makes the best possible impression, from curb appeal to entry way, and room-to-room. There is only one chance to make a good first impression. Your agent can use this lead time to prepare their marketing, maybe staging, or professional photography, YouTube video, and a great brochure.

5,000 square feet is a large home for most people, and your agent will no doubt be looking who the most likely buyer profile is. Sometimes these buyers will be moving up from smaller homes nearby. For other people, 5,000 square feet could actually represent a downsize. There is a planned community near me where the builder is targeting 5,000 square feet homes for wealthy people downsizing from McMansions.

Dan got it right, the best time is now. The economy is recovering, but the recovery is fragile. It is best to take advantage of the present market conditions, and use it to your advantage.

The best time to list a home is when your home is in the best possible condition and you, as a seller, are committed to sell it. Most sellers list from February to June, therefore there are more properties on the market hence more competition. Good luck!

February to June is prime time for listing your home, if you wait till after June you will run into the risk of buyers not wanting to relocated their kids from school and will most likely have found a home before this time.  Statistically there are more buyers during this time of the year that will bring the best price for your home.

When national and local market conditions are most favorable and when your home is at its' highest in terms of curb appeal.

The best day of the week to list your home is on Friday, and the spring is a very popular time to list your home. Choose the time to list based on the time when the curb appeal will be highest.

Your local agents can tell you what the pros & cons of now versus later may be.  In most markets spring is a great time. The yard has new life and people are emerging from their winter cocoons.  My suggestion would be to find your agent now and discuss the best things you can do to prepare the home for the market, whether now or then or even later.  Sometimes a few small improvements will yield big results and if you start considering those things now you may be ready for April.

Nothing wrong with listing it now, if (and only if) you are ready.   Cleaning, decluttering and getting major and minor repairs completed (inside and out) is essential before listing.  Of course we don't know you nor your home, so list when it is not a work in progress.

The best time to sell is now!  There are just as many buyers now as there will be in April - and far fewer homes.  Waiting for April will only increase the number of competitive homes for sale - the buyer pool will be the same.

You should get started now and a house like that plan to be on the market for 1 year and possibly more because the buyer pool is small

I wouldn't wait until April.... you will have a lot more competition at that time. If your home is ready to market right now, go ahead and list it now.

Yes, spring is a great time to list. The Oregon market is heating up, with this spring expected to really jump. The sooner your place is listed, the better. Hungry people who've been waiting all winter for the spring inventory are ready to pounce.
