The best time to list a home is right now...not next week, not next month.... the only way you can sell your home is to have it on the market...

Its like the old Lottery saying.... you can win the jackpot if you dont buy a ticket...

While this varies by region, you want your property to show its best when you list it. When it is new on the market, it will get a lot of initial activity and you don't want to lose a prospective buyer because it wasn't ready to show. Contact a Zillow recommended Realtor to come and take a look at your property as soon as you are thinking seriously about selling and have them give you recommendations on what you can do to get it ready to sell - staging, cleaning out clutter, small maintenance / repairs, etc. If you live in a region where your house looks better at a certain time year, have it ready for photographs by then. Nice weather also gets prospective buyers out looking, so be ready when the weather in your area turns nice. Your Realtor should be able to give you information about what months have the highest home sales in your area and average length of time on the market. Also, have your selling agent update photos on your listing to show it at its best. (You don't want snow in your picture if your listing is appearing in early summer.)

 

They key is to be looking forward and getting things done to set your home up for selling before the date you want to list.

It really depends on what type of property you have. If it is a condo, a typical season is spring time but if it is an investment property than there is no season. More important factor of how soon your property is sold is how accurate you priced to sell.

The best time to list your house for sale... is anytime when there are buyers out there!  :)  This completely depends on the current market conditions in your area, when also combined with the natural seasonal trends.

We've found that anytime of the year is fine.  In the Spring, there are more buyers out looking, BUT there are also more homes on the market, so you're competing against that.  During the holidays/winter months, there will be less buyers actively looking, but the inventory may be less.  So it evens out.

When you are prepared to put it on the market,. if priced correctly, seasons really do not make much difference in my opinion.

It all depends on where you live.  If you are in a "short term" rental area you are going to want to find out when the high season is and look to sell at that time.  If you are in a "Primary" residence area you might look to list two months before the school season starts.
