The best time to start looking is now.  Most property manager's know by now that the lease will not be renewed for the next year.  It is really never too early to start looking around for the best properties.  Good luck with your search.

I would say as early as end of March-beginning of April... Most rentals that aren't renewing should be posting by then.  We have the same type of scenario concerning rental properties for our Military Officers coming into Leavenworth for their 1yr classes.. normally run from Aug-Jun.  They start looking in mid-late Feb for their June rentals...

Bottom line:  You can never start too early!

I live in a college town. Many of the rentals near the college are 9 month leases starting in September. If you are looking to start leasing in August, you are looking at a great time for your schedule. I would suggest start looking the first of July for a August 1st move in date.

In many college towns, many rentals are booked before the end of spring term.   It is not unusual to have to pay summer rent.
