Although there tends to be more activity in the beginning of the year, keep in mind that there also tends to be many new listings then as well. This means that there will be even more inventory for buyers to choose from. Also as Sunnyview mentioned the people out looking now tend to be buyers already into their searches and not lookers just starting.

If your house is ready to go in show condition and you are prepared to price it aggresively, I do not see the benefit of waiting to market it.

You never know you might be able to make your move before Christmas if you do.

I may differ from the opinion of most of the responses.

Holiday season is the best time to sell - as long as you price it right. There are several reasons for this but I'll give you just couple of them - buyers looking for home in this season are SERIOUS (or else they would enjoy shopping) and second reason - the house is already staged! (The statistics says - motivated buyers give the best price for the home and staged homes sell quicker and for better prices.)

If the seller is looking to get best out of his/her investment, holiday season is a better time to market a home as compared to January/February.

After the holidays for sure!!  This time of year, most people are looking to spend time with family and are not looking to make a purchase.  However, I will add that the buyers that are looking during the last few months of the year, are usually VERY SERIOUS buyers...which is a plus if you get showings during the last quarter.

I say both are good, but with title 5 and the parents wanting their kids to finish the school year, I would say spring is better.

Unless you need to sell right away, the beginning of the year is best.  That's when the new buyers enter the market and the current buying pool gets re-engaged after the holidays.

Generally after the holidays. The first quarter is usually better, but buyers that do come to look in the last quarter are generally buyers and not lookers.

First quarter of next year. Remember for the professionals the Spring season starts January 1st. That is when the consumer starts to look for the Spring market.
