In many states, yes, the owner can remove all free standing appliances. Having it in the listing agreement is important.

THe bank will have to agree to the terms in the agreement. Have them review because they will be part of the offer approval in most states.

In Minnesota, appliances are considered personal property which is covered on a personal property addendum to the purchase agreement. The only exception might be an over the stove microwave, if it were bolted to the cabinets.
To prevent confusion, I would put in the listing under agent information that the appliances were to be excluded from the sale of the home, unless there was some language in the personal property addendum that would compensate the homeowner for the appliances while not increasing the purchase price of the home.

Contributions:633As long as it is in the listing agreement, can the owner remove the refrigerator, stove, microwave, washer, and dryer?
