When remodeling a home should design play a strong role in cost and preparation?

Once a home owner starts a home improvement project to update a home there are many factors to consider.  The flow of the house and the improvements should all speak to each other when the project is completed. Many times an extensive remodel can be broken out into phases to help with the budget.  A well executed project will start with the end in mind.  Laying out your final finishes, colors and decorating elements will help in the little decisions that arise during the construction process.  Doing the legwork before you start the project will pay off with the cost of the updates staying within budget.

And always remember, the architect / designer always gets paid first.
Don't let them design something you can not afford.
Have them draw up some preliminary plans and have 3 builders give you "budget" numbers to make sure you can afford the project.

A lot of what we are seeing in this economy is people do not realize how much it costs to remodel their homes.
They have an idea of what they want, hire someone to draw it up for them, then get estimates for projects they can not afford.

Sorry, is there a question in there somewhere? Why is the OP answering himself, let alone doing it on a public message board?

Speaking from a design POV, I do hope that is a 'before' pic!

You can ovoid a situation with an architect that Raymond Sinsley described by working with a good [link removed by moderator] They should be able to design the project to fit your budget, because they know what the construction cost is.

Good luck!
