A lawyer can draw up the purchase contract.  If there is a loan being originated, the lender will provide the attorney with the instruction\s for the mortgage documents  All real estate closings have to be conducted by an attorney, especially of there is a security deed involved with a loan, even a refi has to be closed by an attorney.

Regardless of using a real estate agent to help you with the sale of the property, you may contact a lawyer first to draft up a contract that protects the seller's interest.

The lawyer will represent the mortgage company at closing. If you want one to represent you for the sale, they probably can but few if any will do the negotiation or contract management (negotiation, inspections, appraisal, etc). They usually are hired to look for legal issues.

A banker is useless for you as a seller.

A lawyer will be what they call a paid resource. I have not seen one do much for free very often. Bankers don't do much about anything other than arranging the loan.
