There are around 30 questions that I can think of right away that your lender needs to have answered before a pre-approval can carry any weight.
Find an LO that you like now and get a full approval knocked out as soon as you can. With the way rates are jumping around, it will benefit you to be in a position to lock once your purchase offer gets accepted.

It's better to find a lender before you make an offer. If you find a lender after the contract, you might be forced to choose a lender fast. With that, you also might be forced to make quick decisions, which won't turn in your favor.

Find a mortgage lender you are comfortable with as soon as possible, preferrably before you make the offer. Work with that lender so that you also know what loan product best suits your needs (and you are comfortable with).
