When should I shop for a mortgage ? Before or after contract signing?

I have mortage preapproval from a lender, but I know it is a crappy deal. I am just using this letter to shop for homes and we are close to finding a home. I am a first time buyer. When should I shop for my final mortage? Put another way, do I need my final mortage at contract signing? If not, how much time after signing do I typically have to find the desired mortgage?  Thanks!

Before! You never know what snags may come up during the loan process. Even some of the quicker purchase loans are taking up to 2 months.

Never!

Shopping for a mortgage rather than a loan officer will likely cost you in the long run.  The sooner you find yourself a good loan officer to work with the better.

in my opinion, the sooner you can get approved with a lender you feel comfortable working with the better.

Submitt a quote request on Zillow and see who responds.

There are around 30 questions that I can think of right away that your lender needs to have answered before a pre-approval can carry any weight. 

Find an LO that you like now and get a full approval knocked out as soon as you can.  With the way rates are jumping around, it will benefit you to be in a position to lock once your purchase offer gets accepted. 

I only lend in Nevada, so I guess call Chris from NY as Nic suggested below. 

Here is a First-Time Home Buyers guide that I put together for my clients and agents.  If anything, it will give you some questions to ask as you're shopping around for a not so crappy loan officer.  :)

Next time around, find a lender you feel comfortable with from the get go.  If you know it's a crappy deal, you're wasting your time, the Realtors time and the lenders time. 

It's better to find a lender before you make an offer.  If you find a lender after the contract, you might be forced to choose a lender fast.  With that, you also might be forced to make quick decisions, which won't turn in your favor.

Anytime you're dealing with real estate, you want time on your side.  Once you sign the contract, the clock starts clicking down.

Find a mortgage lender you are comfortable with as soon as possible, preferrably before you make the offer. Work with that lender so that you also know what loan product best suits your needs (and you are comfortable with).

If you wait, you're going to be working under a time constraint and may have to make "expedient" vice "wise" choices.
