When should I start looking for a house to rent in a college town?

My friends and I are wanting a house for fall 2014 to rent but when should we start looking for them? So far we haven't found anything really and I want to get a good one but again I don't know when to start looking or where!

My family runs a rental business; most properties are on a yearly rental from August to July.

January through early March are the hot months for renting our properties; if you wait later than mid-March, you'll really struggle to find a decent place.

In many college towns, the best properties rent a full year or more in advance.   That means start looking early during Fall, 2013, for a Fall, 2014 rental.

As far as where to look, most schools have an off-campus housing office, and they can give you lists of properties for rent.   You can also call some of the local realtors, and ask them which agents specialize in the rental of properties for students.   Good Luck!
