When the short sale home seller will eligible to apply a new loan again?

Some people said  two years after the house was sold. Some people said their credit will need to repair before apply the new loan. They both may be right. I am not quite sure the real result.

According to Fannie Mae's guidelines, the waiting period is 2 years from the closing.  My most recent transaction involved a buyer who had to wait for the 2 years, the recording date of the closing on the short sale was showing 3 weeks after the actual date, so we had to wait another 3 weeks for that time to be seasoned.
