I recommend hiring a real estate attorney to protect yourself or you can purchase a standard one at Staples or Office Depot, highly recommend letting an attorney review the contract.

You can find forms online however they may be very basic and not provide all the clauses and contingencies designed to protect both buyer and seller.

Since it is the buyer who presents the offer they supply the contract.  Once you have an offer you should consult with a real estate attorney to be sure it is a legal document and does not omit critical details.

If you're selling a FSBO, the buyer brings the purchase agreement to you. In many states the seller has to fill out various disclosure forms which would be your responsibility.

If neither buyer or seller are represented by an agent, you should consider hiring an attorney to draft and review the contract to ensure legality and fairness.

You can purchase a standard fill-in form online or at your local Staples or office supply store however, I strongly recommend hiring an attorney to prepare a contract of sale when selling real estate, especially if you are selling in NY since the purchaser will most likely have an attorney representing them for the purchase.
