In California, you can get a condo within walking distance to the beach in certain areas. Here is one...

Good value considering. Home lots on the sand run $2.0M in this area. Click on my photo for more. The closer to Los Angeles the smaller place youll get....

Since the hurricane washed so many houses away, there are quite a few houses in Galveston TX for sale in the under $200k range within walking distance to the beach.  A lot of the neighboring lots are still "empty", so building is also a possibility, but building codes have become much more strict in that area.  Most of the houses have to be built on piles.  Handicap accessibility is not a realistic option.

The drive from Pasadena is really not bad at all.

Florida has a lot of beach places on the East coast.
If you are looking near the West coast, Oxnard, Ventura.
Well if you don't mind 20 minute drive to the beach Santa Maria, Nipomo.

I'd agree.  Homes on the Alabama coast dropped from nearly $300k, down to as low as $60k a few years ago (I had a refi client who had gone $200k upside down in a 1.5 yr period on a beachfront condo there).  They got hit hard when the bubble burst, so that's where I'd look.

I was looking in the South Carolina or Florida Gulf side. Im single with 2 Labradors so I want a small house near pet friendly beach. I would love SoCal but I have looked there and it seems out of my price range. Im currently in Arizona.

What do you mean by "warm area beach"? While beaches are nice in SoCal, the water is definitely cooler than the Gulf Coast - or even the East Coast areas where the water is influenced by the Gulf Stream.

"On" or "very near" in SoCal, even Oceanside, is going to be hard for under $200K.
