Wells Fargo offers Heloc's on investment property.  Loan to Value ratios are lower than on primary and second homes, but we do offer them.

Thanks for replying.  I only have 70% equity in the property with a 5.5% rate so I don't think a refi makes sense.

It is difficult enough getting a HELOC on a Primary home.  I know of no lenders offering HELOC's on Investment properties.  Your only option would be to do a cash out refinance on the investment property.  This product in any case would make much more sense than a HELOC as the rate would be fixed and with the current trends of rates going up, you would be protected.

Lenders do not offer HELOC's on investment properties anymore.  Do you have equity available in your primary residence?  That would be an option or to refinance your investrment property.
