You can't easily weed out management companies.  Offer the landlord three months rent in advance and see what they say?

Dear Wild:

An owner of a property will listen to your situation. If there is a reason for the judgment that they are comfortable with, they may say yes.

Be truthful, tell about what happened and why you will be a good tenant. Offer to put up a deposit and pay the last months rent may help.

Look for single family houses that are not involved with a large property management company.  A lot depends on the type of judgment you have.  If it's for a broken lease and past due rent, you're probably screwed.  But if it's for something else that was due to temporary problems, then the landlord may very well give you a chance.
