I'd also suggest that you see if you can work for a property manager for a bit to see if you like the work. It's a lot of effort to get set up to become a property manager

Your local RE Board may have information that you can use. Even though you are an agent, you might try a local property management association office here to see if they can help you with information on getting started. May have a standard packet of forms available and educational courses in specific property management issues. they might be a place to start.
