What type of contract are you talking about?  The buyer will present an offer to you, not the other way around.  Please, let us know what type of contract you are referring to?

If you are not using a licensed broker to handle the paperwork, then absolutely hire the attorney!  A standard contract to sell real estate is ANYTHING but STANDARD.   One box check could cost you as the seller thousands of dollars and you need to be able to tell the attorney what you want and he/she will make sure that the contract will reflect your desires.  You don't want to expose yourself to a law suit by not filing the correct paperwork.   Selling For Sale By Owner can be done, just make sure that you have someone watching out for you. :)

"Am I right ?"
No, you are not right. The buyer should not be giving you anything beyond an offer. Any deposit money should be held in escrow for FSBO not by the seller.

If you use and then ask the attorney, to draw up the contract and deal with the money otherwise you're asking to get scammed.

Contact the attorney you're going to use.  You'll be paying them to handle it for you.

If you are going to use an attorney anyway, ask them for the forms.  Chances are in your favor that they will provide them at little to no additional cost.

Good luck!

If you are not using a licensed real estate agent I would contact an attorney for any agreement you sign.

We would be the seller.  What is the buyer and seller are not represented by an agent, should the seller be prepared with a contract?  We would contact an attorney as well.

If you prefer to get them over the internet here is a site where they can be purchased.  Personally I would contact an attorney.
