The best way is to have an in depth Market Analysis which I can do for you or have your home appraised. However, the appraiser must know that the purpose of the appraisal is for a Market anaysis versus a financing analysis. Yes, I know full well that there should not be any difference between a market based appraisal versus a financing base appraisal but...
Of the two forms mentioned (yes, I'm a bit biased) you may get a better result with the agent based analysis. Agents will not only look at the recent sale history of comparable homes they will also look at the differences between those "comps" to your home, curb appeal, interior appeal including furniture layout, personal "stuff" that may be a distraction to a potential buyer, color schemes, minor repair items, etc., all in a effort to maximize the market value.
It's like making sure your car is washed and vacuumed prior to taking it to the dealership to have them calculate a trade-in value.
In a strong buyers market that continues to correct, it is important to look at both the current value and the projected value in 30-90 days. This is especially valuable if it is your intention to put your home on the market.
