Where do the Zestimates come from?

I am looking at a bank owned foreclosure where the Zestimate is $75k less than the asking price of the home.  What data is collected to come up with a Zestimate on a home?

Zillows zestimates are based on "comparable" (meaning in the area, may not even be the same location) of similar properties that have sold. It pulls basic data (# bedrooms, lot size, # bathrooms, square footage etc), but does not take into account upgrades, views, landscaping etc. Please, do not make an offer or base a value of a property off of Zillow estimates, there are too many factors missing from their evaluations to come up with the true market value. Like Vince said below, have a local Agent pull the active, pending & sold properties from your MLS to come up with the current, fair market price.

Sales, or comps, in the area. I would have your Realtor run comps and come up with an appropriate offer price. Or contact a local appraiser, but that will probably cost you.
