I suggest that you contact at least two mortgage brokers and maybe a creadit union.  Ask them to guide as to how you can improve your credit, in the first instance, then when you are ready to purchase interview a few buyer agents so they can help you find your home.  Good luck!

Get a recommendation for a GREAT lender and speak with them. If you are not able to buy now, almost all of them are willing to give you specific steps to take to improve your credit or your employment history etc. A reputable lender will give you a timeline for when it is likely you will be able to be pre-approved. If you have less than perfect credit, you might talk to some real estate agents to see if they have a credit repair service that you can work with. I know that I have a couple of lenders that will do it for free because they want your business when you are ready to buy.
Once you get approved, then work with an agent that you are comfortable with. A home is a big investment and you want to be sure that you are not pressured into a home that you don't want, and that you work with an agent that will make sure it is a pleasant transaction. Good luck.
