Where do you find concrete info on a condo assoc.?

I need some one to explain...
How to know what situations to take as a warning the CA is not solvent  or accountable for following through with resposibilities.
What legal rights do I have to get things maintained?(roof)

If your contract does not already have a clause that allows you to review the condo financial records and CC&Rs and allow you cancel, to you should add one.

As for how do you get the HOA to comply with the condo requirements?  You can only go by the track record. If they have a history of maintaining things, it is likely to continue. If they have a history of not maintaining the buildings, you will either have to remove the board or take legal action.

You should ask to see the condo documents and financial records of the condo. It will be a hard read since it can be hundreds of pages for a large condo. You will want to see the financial statements and see if there are reserves in place to cover unexpected issues, like a roof.

If you are considering purchasing in a condo association, you should have the opportunity to review their documents including finances before closing on the deal.
