Where do you get your information? We had our house appraised in Nov. for more than you report!

You send me email saying that my house has decreased in value.  We had our house appraised in November and the report showed us at $320,000. that's $21,000. more than you estimate.  It's not good to put all houses in a category as a lump sum as you do, when we go to sell you can influence our selling price unfairly before the real estate even gets to the house.  To me this is irresponsible on your part and you may be contributing to the decline of house pricing with you inaccurate information.

You're right and the Zestimate definition given is so true. It's unfortunate most people don't seem to understand this and stake so much into these numbers.

Zillow is NOT an appraisal and should not be substituted for one. Your selling price will be determined by your and a qualified buyer not Zillow. Zillow's most valuable service is the recently closed house and the larger Zindex number. The fluctuations that you may see in your house price are not very significant and are not as accurate as the other two pieces on information. Look at your larger neighborhood and your appraisal they are more accurate than your Zestimate. The most accurate will be the agreed upon sales price with your buyer. Until then, every other number is a some form of a guess including your appraisal.

Let me guess. You had your house appraised to refinance your mortgage amount? The appraiser works for the bank but gets paid by you in your application fee. The bank is in business of lending money. Do you think there may be a connection between the amount of the "appraisal" and the new loan?

On the website (under "more" then "help") you will find that Zillow describes how they come up with a Zestimate.   A Zestimate is not an appraisal, and should never substitute for an appraisal in purchases and financing.  You are doing very well that their Zestimate is off by less than 10%!   If you look carefully, there is a range around the Zestimate, and I suspect your appraised value is within that range.
