Correct , never use this site as a price guide. Why would someone? You could just go to the tax assessors website offer lower and do better most of the time.

I'd like to know that too. I've seen zestimates for houses that are $100,000 higher than the actual asking price. On the other hand, if the house sells for much less than the comparables, the transaction is not included in the zestimate. This would be true for a stable market, but in a crashing market this is the reality. Soon, none of the newly sold homes would count toward the zestimate. I never use zestimate as a price guide, it is way too inflated.
Where do you get your information on the value of properties?? They do not seem right.
