Construction quality and condition are two things the automated valuations systems will never be able to perfect. This is why automated systems provide estimates of value rather than an opinion like you get from a certified appraiser. Home improvements made by owners increase the value of properties but automated systems rarely have a way to pick up this information. Automated valuations are estimates based on averages.

From public records, and the data varies quite a bit from region to region - dont rely on it for anything.........
