Where in Central Denver are good areas to buy rental properties that will cash flow?

We used to live in the Baker and Wash Park neighborhoods so we are familiar with the areas but have no idea what the market is looking like for rentals. 

I could do all the research but would rather get some opinions from people in the market.

With vacancy rates below 2% in Denver and interest rates so low, it would be hard to buy a place that doesn't cash flow. :) Please feel free to contact us if you have any specific questions. We specialize in LODO, Riverfront and LOHI, but we own some investment properties in Capital Hill and Governors Park area.

pretty much anywhere in capitol hill.  try buying an older home that's been sibdivided into 3 or 4 rental units.  Even at market price for the house, rent roll should be a positive cash flow.
