Where to buy in Houston, affordable and close to med center.

My wife-to-be and I are looking seriously into buying at the end of the the year (2009), she works in the Medical Center area and as of now I'm running my own business from home.

We don't want a commute (for her) that will kill our time together as she works long days.

Also we don't want to live in a bad part of town.

As you can see we're just starting out with a budget under 150k.

Any suggestions?

Depending on what you are looking for (condo, townhome, or single family residence), you'll need to contact a real estate agent to run a search of properties in and around the medical center.  If you have the time and money to spend on a fixer upper, you can also find a deal around the area.  Feel free to email or call me if you have any questions.

Just a note:

It looks like you two are future first time home buyers and that you want to buy at the end of 2009.

Well, if possible, make it before Dec 1 2009, this is when the $8000 home buyer credit expires!
Hate for you to purchase in December and miss out the free $8000.

For your budget of $150K, you can only get some Townhouse/Condos south of Texas Medical Center. Alone Holly Hall and Cambridge, there are some nice gated communities for your price range.

Take your time with it.  Houston is late to the housing crash party.  Many locals will tell you housing isn't going to crash there simply because it hasn't yet.  Just remember that all the new wealth and job creation from $140 oil is now in reverse - there is no antidote except oil prices going back up.  Pay very close attention to price vs. rent, and be sure to include property taxes in your calculations.

Hi Tertius,

There are some communities within less than 20 or so minutes of the Medical Center off of 59 towards Sugarland that have homes within that price range.  Being inside Loop 610 and directly in the Medical Center you will notice the cost of land is quite high thus making the homes more expensive.

If you go out just a little ways, you will find communities with homes under $200K.  They will have more of a suburb feel to them though.  Hope that helps a little bit.

Also, Pearland is now just a hop skip and a jump from the Medical Center as well straight down 288.

Do consider the Pearland area.  It has the suburban feel, which many people like, and the amenities there just keep growing and growing.  It's a straight shot up 288 to the Medical Center, downtown and Reliant Center.

As a first time home buyer, there may be some opportunities to take advantage of that your agent can help you with.  Remember, as a buyer, securing a real estate agent to help you negotiate the best deal to fit your budget is not extra expense to you.  You have a lot more to gain in doing so.  My suggestion is to do your research to make sure that you are comfortable with the agent you choose.  Since your wife works in the Medical Center, a major consideration may also be morning traffic, drive time, etc.  While living outside the loop has some perks, she would be fighting traffic going to work in the morning and fighting traffic going home.  Find someone who knows and understands what your needs are, then let them help you with the rest.  That is what they are there for.  Good Luck.

The Houston economy is much more diversified than "davey jones" seems to understand. Our local economy does not rise and fall with the per barrel price of oil.

Steven Teoh seems to know that area pretty well.

next year 2010 the medical center and hospital in katy will be totally done its asbout a 5 minute drive for where i live theres lot of homes for sale for the price you want. in neighborhood brenwood park so check it out on har.com or zillow

Good to know about the hospital in Katy. That will be great for the community. Do you know who is building it? Is it a spin off campus from one of the Houston hospital or is it a new private hospital?

both hospital are both spinoffs as they are called satelites. its a spinoff of texas childrens hospital. the medical center sits right next too it. go on line and type in parenthese texas childrens hospital katy tx and it will tell you more. there are lots of homes in your price range. but for a pool home is more. if you were looking for that. depends on what neighborhhood you go into. i can tell you neighborhood close to hospital and medical would be brenwood park, brenwood trails, windsong. if you have kids there new school that have been built mcfee elementary, cypress lakes high school.you will have hoa dues to be paid thaTS EVERYWHERE in tx. lots of luck to you.

You have some great advice on here to consider. But bear in mind that Houston and its outlying areas are built for "sprawl" - and I mean that in a positive sense - in the sense that residents have many good options and can live in almost any part of town (relatively) that fits their lifestyle and they can have a reasonable commute if they have a professional job and any degree of flexibility at all. We have the best highway infrastructure in the world here in the 4th largest city in the United States, and the med center in particular (including the burgeoning "satellite" centers) are built exactly off of those satellite rings and spokes so to speak.

So study the specific communities in which you might be interested. $150,000, believe it or not, will not buy you a castle in Houston or anywhere right now, but it will buy you a respectable home in a respectable community and it should make you a happy couple in a happy home in a happy, safe community. There are many pitfalls, make no mistake, so don't take with whom you work lightly when it comes to mortgage or real estate brokering, even if you decide to buy "new" -- but you can find it! (We recommend you use a REALTOR(r) even if you buy from a new home builder so your interests are represented.)

You do NOT need to live "near" the med center to live comfortably in Houston. There are several commute patterns that could work for you where you could live inside the loop, or outside the loop on the west side, or in Cypress, or on the north side in Spring or The Woodlands as many do (The Hardy Toll Rd is the Houston Autobahn) -- be open to the possibilities and above all else -- work with someone who knows the possibilities and can help you with them.

I just did a mortgage in harris county. the house was on kimberly lane, 77024. It was the only area that wasn't declining.
supposedly a home on the same street was getting ready to go on the market, too.

Good thing appraisals are opinions! There are other areas in the Houston Metro area that are not declining... areas inside the loop and parts of The Woodlands for example.

If that is the price range they were looking at. then they wouldn't want the area I talked about. starting price at the area I talked about  is 450,000 and up.
