We nicknamed him "580". Fast money, but rates a little above market. If you don't want "HUGGY", you need to be patient and work on being a better borrowing prospect. Accoding to your wiritngs: you have no reserves, $1,500 down payment (1.6%) and a score that reflects you have not paid loans back on time up to the present. Turn that table around and ask yourself if presented with that scenario, would you clear your 401K to laon money to that prospect? I am not being harsh, but many people wander on to this site and board with "hopes of hearing/reading what they want to read" and are willing to jump at anything in that direction. Credit and its scores are bodies of work.. over time and are built (and can be destroyed as well relatively quickly, but can also heal). Get information and avoid overpaying for credit by becoming a desired borrower. Funny part: lower scores chase money and terms... Higher scores are chases by money and terms. Good luck to you. :)
