Whey does the zestimate on my home keep moving down when smaller homes in my area keep going up?

Homes on my street, smaller than mine have seen an increase in the zestimate over the past 30 days, while mine keeps going down. Why?  What is the driver of the zestimate?

While your home is a Pittsford mailing address, the values are estimated based on the Henrietta school district.  Therefore, the homes in Henrietta which on average are smaller, older, and of lesser value, pull down the zillow estimate of your home.  As a result your home, though comparable with Pittsford homes a short distance down the road, is estimated for less on zillow than it is probably worth.  Remember zillow is just an estimate.  Only one source for valuing the home.  The cost is a good start point for establishing the value of homes which are new.
