PLAIN and SIMPLE— This question boils down to location and desirability, e.g a 2 unit condo in DC will always do better than a 3 bedroom condo.

In fact a one bed condo will probably do better than the example above.

Why? if a subdivision is hot for new couples, 3beds/2baths is meaning less for them.

I don't feel that is really what "value" is based on. A 2000 square foot home with 3 large well designed bedrooms in my opinion will be a stronger value than a 2000 sqare foot house that may be carved into 4 bedrooms. This makes more sense if you figure on a home with living room and family room.

Another perspective is family size and neighborhood.  In an areas that attract families or rentals the 4 bedroom will be stronger all other things equal.

Yet another is that couples and downsizers prefer living space to bedrroms making the 3 bedroom a stonger value.

See the point I am making?

Focus on square footage and floorplan for homes that will have the best resale values. Traditional floorplans and good flow, decent and regular updating, etc. Ranchers generally hold up better over time due to the ease and ability to modify the floorplans, especially if the homes roof was built using trusses. Design is even more important on 2 story homes for that reason.

Location and functionality are key to resale value.  In my area, most buyers would prefer a three bedroom with all bedrooms on the same level over a four bedroom split level with two bedrooms up and two bedrooms down.  Talk to a local realtor in your area and they can help you identify potential resale issues.

Price, the more bedrooms the higher the price.

Desirability, 3 bedroom. People do not need or want the extra space to buy or heat most of the time. Value sells.

Most people look for a 3 bed 1-2 bath house. May take something else, but have no need for bigger payments or taxes and heating costs. 

That is my 2 cents worth, take it for what its worth.
