You could also try Utah First Credit Union.  They have in house loan options that aren't restricted by the normal loan guidelines.  Hope you can make it work.

Tim is right on with using a portfolio lender. I've used Josh Mettle before to get some portfolio lending done and he has been great.

You will likely need to use a portfolio lender.  You could try Washington Federal at http://www.washingtonfederal.com/  They may require a 25-30% down payment, and rates aren't as competitive, but they keep all their loans so they have complete control.
