For house #1, I like "upgraded home--steps from the greenbelt". I don't know your area, but if the greenbelt is good for walking or biking that might be a good angle too. You could say something about the neighborhood maybe like "close in friendly/peaceful neighborhood" or something
For house #2, "immaculate home with a view" works for me. It says the house is in good condition and I like views. You could be more specific about the view like sunset, green valleys etc. to paint a visual picture.
Special home sounds loaded to me. It has been used a lot for some very bad houses so it's not to my taste. Secret location sounds suspect, but I can't tell you why.

I agree with Sunny on both. House #1 option A is too vague. House #2 option A is ok, but any home COULD be great for a bbq. Option B just sounds sketchy to me. I would tend to say 'view of.....' though. Lake View is quite different than CIty View, ya know?

My house is close to lake Nokomis (although I don't know where it is), the Grand Canyon, the Space Needle and Taj Mahal. We live on planet earth.

Several years ago I saw a listing where the agent boasted the home was 'Close to Lake Nokomis'. That house was at least three or four MILES from Lake Nokomis.I complained to the board but I don't think I got anywhere.

None of the above on both. Try being more accurately descriptive, something that is descriptive and would pass muster as a legal description is far more useful to me as a buyer.

As a potential buyer, I am quite jaded about "catchy" phrase. I want facts.
Home #1: 100 yards from the greenbelt or 10 miles? (both can be measured in steps) "best kept secret location" would turn me off.
Home #2: All three are clunkers and an opinion. Where are some facts? ("as seen on TV" and "everyone is buying this one" also turn me off)

Then put the lots of memories with that..

I personally work with lots of buyers and I can tell you that every description that leaves to much room for imagination.. will get just that..
I prefer descriptions like a and b.. tell me what to find, see etc
Same goes for description A for home 1.. too vague..
