Which home warranty companies are worth going with?

We are buying a home in Ithaca, NY that has a 23 year old hot water heater and a 50+ year old hot water boiler.  Both seem to be working right now (according to the home inspection) but the question is how much longer could they possibly work!  We are thinking about asking the seller's to finance a one-year home warranty policy but I want to ask for one from a company that is good.  I am particularly interested in companies that provide good coverage of heating systems (a new boiler could be $5K or more).  Which companies are good?

My broker sells warranties from a company called HSA Home Warranty. They do sell warranties in your state. You might be able to get the seller to pay the warranty as part of your negotiations. Your real estate agent's broker will probably be affiliated with a warranty company. But as always, it's best to shop around.

My concern with a 23 year old water heater is that it may not have a pressure relief valve as they weren't necessarily code mandated that many years ago. Failure to have a pressure relief valve could cause a malfunctioning water heater to take off like a rocket, potentially pushing the home off the foundation and putting a gaping hole in your roof (It HAS happened). If it doesn't have a pressure relief valve (your inspector would know what it is) I would urge you to replace the water heater soon after taking possession.

The great thing about 50 year old boilers is they're often cast iron so that part of the boiler is nearly indestructible. It's other parts that become problematic. And according to HSA, the number one call they get for warranty repair is plumbing related.
