Which is the best area to invest in Florida for investment purposes

1) I am looking for a bargain investment either in Orlando or in any other area of Florida that has a good rental return with the possibility of good capital appreciation over the years. I am looking for preferably a 4 bedroom, 5 bedroom or even a 6 bedroom villa. However if you think a condo in an exclusive area is worth looking at then please let me know
2) The investment property should be in close proximity to DISNEYWORLD and other major attractions
3) The possibility of a property investment in New York
4) Possibility of good bargains for Investment in any other desirable states and cities of the USA
5) My investment funds range from $300k-$600k

If you are interested in Orlando, find a realtor that you can trust.  Lake Nona/ UCF Medical is excellent for long term.  Many neighborhoods in Orlando are in a state of flux.  One rental home with teenagers playing loud music outside late at night can lower home values in the neighborhood.

Many areas of Winter Park are excellent also.

If you are looking for capital growth then the Lake Nona / Medical City Area of Orlando is a great choice. There are many investors coming into this area and also where my office is located. Do some research on these areas and you will see why. Zip codes are 32827 and 32832.

The Orlando area is the best area for the investment purpose. It has a good location so after five years you can get back to your capital with a big amount. In this area a condo will be easily available in your investment range and definitely it will satisfy your desires.

I agree with Shawn, Cape Coral is a wonderful area to invest in. Personally I prefer the West Palm area,but you specificed around Orlando. Good luck

Sounds like you are looking at the short term rental market near Disney.  Villas in top resorts with multiple masters can net $30,000 to $40,000 a year (pre-interest) and can be pick up in your budget range.

If you are interested in long term rental, then anywhere within a comfortable commute of the new medical city at Lake Nona.

I am not licensed to sell investments, however, I can point you to the Daytona Beach area for values that are very depressed. Some condotels or "condo hotel" units are selling for 60-70% off the boom prices. Always ask your investment advisor and tax specialist about the impact of purchasing any property as an investment.

Return on investment is a factor of purchase price and rental rates. Orlando has a thriving rental market and bargain basement prices. If you are looking for inexpensive rentals Orlando has over 385 homes priced under $50,000, here is an article.

And skip the "villas" as returns on prize properties usually stink. Go for the moderately priced properties with good cash flow...cash flow pays the bills!

Moderately priced areas with cash on cash yields of 7% in low vacancy areas no more than 35 minutes from where you live. Forget about relying on appreciation as it may never come and it doesn't pay the bills.

   I think Lake Nona where the neew Mecical Center is going up would be a good investment area. Also I would Windermere is a good location.

You may also want to consider the Tampabay area.  Our inventory of homes has really been dropping and now stands at around 7 months - which is nearing a balanced market.  This bodes well for future appreciation.

I would suggest looking at Cape Coral, Florida for real estate investment.  We were just listed as the 3rd best area for appreciation in the country.  The bottom may have hit and now it is time to watch the values again start to roll.  Property taxes are very low and still going lower, many in the rental market have waiting lists, and it is a great destination point with expected population growth over the next 10 years.

Right now your target of $300K-$600K can purchase beautiful direct access waterfront homes with a pool and dock.
Remember, Florida has 7 tropic zones in the state.  The lower you go the better the weather.  With close proximity to a great airport, 400 miles of canals, and the beautiful waters of the Gulf of Mexico, Cape Coral is a great find!  Good luck!
