Your question is not going to get many to cough up who there lenders are. The above investors are a given. Niche lenders come and go. Most importantly is learning to examine the investors products and how some treat LTV, appraisals, credit scores etc. I believe GVD had talked about this in another thread. That is the real skill in this business and not just using a Sollen pricing engine or reading rate sheets. As to having us share with one another investors who offer the lowest rates etc., no--not me and I will explain my stance.
I have put in a lot of time and work finding such lenders and that is part of what makes me competitiive. To hand a list over to others, especially those who do nothing but rate quote and who are inexperienced, is not helping me, you and in the end the borrower.

I agree in normal times to keep your "playbook" close but these times are not normal. I have shared info with peers because these are difficult times and part of what will help the market is loans closing. I also feel that most of the people (not all) left in the trenches are not the rotten apples we have had to deal with in the past. I know that many will not share my attitude because I have been looking for purchase money seconds myself and tried asking around after my source dried up and no one wants to share

In these difficult times it is so important to help the homeowners of this country. But, giving away my "playbook" is not part of the solution.
I have spent hours counseling potential borrowers who call/e-mail me to not refinance but to go back to the lender who hold the paper and renogiate the rate and terms. I advise them to use NACA and all other sources first.
There are resources available to individual Lenders/Brokers to find niche products. Again, the greatness in the Lender/Broker is to find them instead of having such products be handed to them.
So, again, I agree with Andrew in saying that it is good to share in private but not in an open forum where such information can be abused. If you are a pro you will find it.

Ameriquest, Fremont and Encore seem to be the most consistant. First Franklin on occasion. I just cant seem to get a call back? They must be swamped.
I think maybe I did not make myself clear. I have shared with people in private and not out in the open on a forum like this. My point was that I have no problem helping someone out on their deal if it can close the loan. I feel strongly about the role of a mortgage broker vs retail and with more and more options being taken away from the brokers it is more important for our future to network. I am not in fear that I will lose clients because I bring a lot more to the transaction. Now if someone was directly trying to take a client that I have been working on I might not be so generous............my point was just that a little pay it forward helps all involved
