Which would be a better investment to enclose a small patio. Screened or windows?

5 yr home in Orlando.  Patio faces W.  Lots of sun in afternoon and early eve.  Possibility of moving in 2 - 4 years.  We had originally planned to extend patio area and enclose.  Need to enclose, there are French doors going to the 10 x 12 patio.  Using the existing roof.

If you install windows and add heat, you might be able to call it an extra bedroom, and as such get more for the house.
I would not put windows...A screen room  is something that buyers want...

I was in Orlando a few months back and saw a million screened in porches.  I dont recall seeing a glassed in patio........I would conform to the neighborhood.

Probably a screened porch but this is really something that is buyer preference, however, I would guess that you don't want to throw too much money into the place with the values where they are or might be in 2-4 years, so a screened in patio or shall we say "lanai" is always welcomed by most buyers.

I would tell you to determine what others have in the neighborhood so that you're within the scope of the area and compare what the homes with screened porches vs your other option may be, value-wise.. Then determine how much each job would cost and make a determination. You don't want to over-improve your place to the point that you won't get your money's worth out of the place either.
