If I were a buyer and looking for homes and saw a build date of something like 2010 (whenever your remodel was) - I would expect a home from the dirt up to be 2010, including sewer lines, electrical from the poles, everything meeting 2010 building codes etc. If a portion of the house is older, you might find keeping the older date with comments on the massive remodel date are more consistent with expectations. It is a difficult situation as any automated valuation system will use a single number, therefore, your home with a combination of some remodeled and some original would be outside the bounds of what the model would be capable of doing.

Your house "year built" date will be the original date of construction. Typically the taxing entity will show the actual year built and the year of remodel/addition separate.

I would use original year built and make a comment about the massiv remodel. If they have an "effective year" you can use that field for the remodel date. John Hurlbut, Realtor, ABR, GRI, CFS John L Scott Real Estate
