By doing the repairs and maybe some TLC you will get a much better price for the house and it will sell much faster, what will help both parties.
This might be an area where both parties should find a common ground.
In this market you will not get "top dollar" for your house if it needs work.
Presently buyers are very picky and want every thing right , or you have to attract a person that needs a fixer upper and will only offer a low ball offer.
If you do not want to sell the house any time soon, do nothing and keep the list price high.
There is no short cut!
