Any local Realtor that you know or that someone you know likes.
That person will guide you through the paperwork, which varies greatly depending on the type of foreclosure it is.

A local real estate broker should have a list of who the listing brokers are for foreclosures in your area.  They could have the potential to assist you with when the house will come available.

Please keep in mind that the house may have had a loan insured by FHA.  If that is the case, the house has a specific path to follow which includes being marketed for at least 10 days prior to accepting an offer.

Also, if you see papers in the window of a house, that doesn't mean the person listed has any information or can tell you even if they did.

There are a number of agents who can help you with your wants and needs for purchasing a foreclosure. Interview a few, decide which agent is best for you. :)

Find an agent to help you although I do not think there are too many REO's in Vernon Hills. You can also contact the listing agent for them, but that agent does not represent you

I am with the other posters- contact an agent..plus, why limit yourself to only foreclosures??? Some great deals available that are not foreclosures.

Best to you.

I recommend working with an experienced Realtor in foreclosures that can help you throughout the process and show you the houses that you would like to see and guide you through the purchasing and the negotiation process. I would be more than happy to refer you to a Realtor in your area that can answer all your questions. Just let me know, good luck!
