We would need more info, who are you in the transaction?  If buyer, obviously your inspector who should recommend a qualified roofer look at it.  You should be there for both inspections.  I guess this answer could also be for you if you are a seller.

Hi Mary,

The home inspection usually belongs to the buyer (they normally pay for it) so if they don't say anything about repairs or mention any problems the odds are the inspection went fine. But one thing I would caution you on is that it is unlawful in the state of Florida to knowingly withhold information that affects the home's value. Not that this is the case, but if you did know something is wrong with the roof and you sell the home without informing the buyer you could be held liable. If you have an agent working with you they should be explaining all of this to you. Good luck!

Normally if something fails an inspection the other side of the transaction will let someone know, at some point in time, and what they want to do about it. Do you have a Realtor working with you? They will be able to find out once the buyers, and their agent, decide what to do about the inspection and if they wish to continue towards buying it or not.
