If I understand your question, you got 2 agents to give you an estimate of value and the values are $100,000 apart. If your home is in the luxury price range (million + in value), a 1 to 3% may be an acceptable range of value. If that states your situation correctly, here is my 2 cents! Do some research in your area and find an agent with a CRS designation. CRS stands for Certified Residential Specialist. These agents have a lot of market knowledge, experience and education. Get the CRS designed agent to preview your home and get a third estimate of value. Their is no substitute for market knowledge, education and experience. As an alternative, hire an appraiser with a strong professional reputation and pay for an appraisal on your home. Discuss with the appraiser (and your CRS designed REALTOR) the purpose of the estimate of value; market value, resale value, estate sale value, property tax value, etc. Good luck and The Best To You!
