Sounds good. I look forward to reading the book. Due diligence is so important especially on a large purchase like real estate. I am a big believer in education so I am glad to hear that you have put a program like this together for buyers..

Hi Sunnyview, so far we've received very positive reviews on our seminar. We believe people like the material, from feedback, for a few reasons:
1. It teaches people how to protect themselves on their largest and riskiest purchase and is 100% useful and actionable information.

I've always assumed sunnyview was a woman. Just from following the content of the posts. I dislike assuming either way, but the big flower just seems like a femine avatar. Not that it matters...The polite and rational posts speak for themselves and gender has no relevance in such things.

"you never know in Zillow" ?
There are a lot of things we can know from this site; after all, it is a major "information go-to" site. Sure, it can't compete with census.gov or uspto.gov or bls.gov, but this site still provides information that those other three major data sites cannot.
And one thing we know for certain; Zillow employees are not posting on the site as "guests" and "visitors". Though some Ex-employees do post on the site still without a Zillow tag whose posts I still enjoy reading!
Any time I see a Zillow profile of an Zillow employee posting without a Zillow tag, I flag it for correction. I only know of one case presently where a Zillow employee has a second profile without the employee tag, and that was for testing ZMM quoting procedures. The person carelessly made the mistake of posting to the discussion board with the wrong profile. As the testing requires a "confirmed lender" tag, that profile could not have a "Zillow" tag.
Besides, I've heard both Spencer's and Sunnyview's voices, and I can certainly say they are not nor never have been the same person, and their writing styles are sufficiently unique that no one should ever have thought they could confuse them.

Nothing against Spencer, but I have to agree with the good Professor, Sunnyview has some of the most valuable advice on any real estate forum I have read. I certainly looked at Sunnyview's postings when I was looking. Whether I ultimately agree or not they are always insightful and worthy of consideration.
On a less serious note:
As to your fellow castaways Professor, I think that Mary Ann is the only one I would trust to evaluate your textbook she probably knows more about huts than the remaining 5 combined ironic that the 2 of your were originally billed as "and the rest". :-)

The book is a residential real estate buyer's (personal residence or investment property) due diligence checklist and manual to help buyers make smart and safe decisions on their largest and riskiest purchase.

Due diligence is not difficult, but it is time consuming - I've bought 8 properties in San Diego in the past 24 months so I know.
It comes with website access to download simple to use checklists, spreadsheets, document examples.
We wrote and use it at San Diego State University - based on our decades of combined experience learning all the hard lessons about buying real estate and how to help people learn those lessons while avoiding the expense of those lessons.
Contributing authors are: Lawyer, CPA, lender, HOA expert, insurance agent, home inspector, several real estate professors, real estate brokers, and many experienced real estate owners.

I have bought and currently own a dozen or some properties, teach at SDSU and do real estate consulting....but I'm always looking for additional feedback to improve the book.
I'll drop you a copy....it's written in easy to understand language/tasks for consumers and is approved by the California DRE for continuing education for Realtors and Mortgage lenders.
