Who knows the real time housing trends?

I'm googling all day long and still can't find a good site for real time housing trends that show the previous month data immediately (like by the 10th)  involving:
- monthly foreclosure numbers
- monthly 60 days +
- monthly us home sales
- monthly so cal home sales/ avg price
- monthly increase/ decrease graphs for home sales
- year to year comparisons of the monthly issues.

Is there a definitive source that knows these answers that may be holding back for political gain?  Why does the answer to any of these ?'s take 3 months?

That's because you need to enlist the services of a LOCAL Buyer's Agent/Realtor.  You have to have a 'connection' to your local MLS to get such information.

actually a Realtor doesn't have an accurate source for that info either...

unfortunately that data isnt tracked in real time, it takes time for all of that info to be processed. zillow is probably the best site for trending data, its individual data points are useless, but their averages per zipcode or county or city is about as good as it gets... they are usually up to date within 2 months, although they project all the way through today.

case shiller is still one of the best(least biased) data sources available.

As a Realtor, I can tell you that the information is available on both local and national levels through your local Realtors association. Though the information is not actually in real time, it is the closest source to real time that can be found. In most cases, the information is less than 1 week old and rarely is it more than 30 days.

Zillow has a very comprehensive page on local housing trends, where you can break down data all the way to the ZIP code level.
Some of this data is based on Zillow listings (list price, listings with price cut, etc.). This data is updated in the first half of each month for the previous month. Right now on the site, the listings data is from August.
But the majority of our metrics are mainly based on public record information. We take into account all public record information on homes, which includes sales transactions. We look at all transactions, including for-sale-by-owner and pocket listings. It can take some time for information about transactions to reach us. They first have to be recorded by the county or city, and then it takes more time for Zillow to receive the information. We get information on some areas of the country sooner than others, but we have to wait until we have enough to do our calculations. This is standard for all organziations that calculate housing data based on public records.
Zillow publishes the public records-based information in the first half of any month, for two months prior. Last Thursday, we published data from July.

The Realtors are correct that Realtor's have access to their LOCAL "multiple listings" database, and that the database is updated fairly quickly when a property sale closes, and that the database does allow some statistical analysis.

However, as Zillow points out, that ignores any part of the market that was not listed in the local "multiples".  And still won't give you a good idea of Lending institutions that have foreclosed on homes.

Even if you find a good data source for one area, it likely won't be applicable  to another area in the nation.

Nor will any of these trend sources give you a constant market cross section for comparison.

Thus, a source like Zillow is exceptionally valuable since they update their trend data 3 times a week, and extapulate for all ownership units in an area.  Their monthly data, is also very helpful and can be downloaded in Excel.  They need the 6 week time delay to try to make sure all the relivant data has been collected and processed.

The reason it takes so long is you are dealing with multiple parties.  Each county has their own "recorder".  And likely you want transactions that were family member transfers or refinances filtered out.  And most counties are not going to allow a full download of their electronic database.  And many are still not electronic, thus are hand-copied by 3rd party data providers.

As for total days "listed" and consectitive days "listed", the multiple "listings" are the best source for that data, thus you need to find someone that pays for access to those databases (a Realtor).  That data is not available from the counties.


It is not a "political issue".  Try finding similar data for any other kind of sale...  Perhaps "used car sales"?  Though only one location to "register" a vehicle for driving in the state of California, and sale price must be indicated on the trasfer of ownership forms, the DMV does not publish the information you are asking for, nor the "reposessions", nor the number of months a party was trying to sell before they actually find a buyer.

Even communist countries do not have such a public database nor private party price controls.

And there are still many people that say what they paid is "personal", and should not be made public, inspite of the public records access laws and required recording for taxing purposes.
