Who pays the electricity bill while a house is in foreclosure?

I've been looking at a foreclosure and every time I go into the place a light or two is on. The house has reverted back to the bank. I'm assuming the bank pays the electricity bill? Does the electric company send the bill to the bank?

And if I buy the property, do I have to call the electricity company at the end of escrow and tell them I'm the new owner or is it done automatically?

That's a great question.  In most cases the bank will have the utilities turned on in the agent's name.  The agent pays the bill and gets reimbursed by the bank.  As in most cases when the property closes escrow, the person that had the utilities in their name will cancel the service. It would be up to the new owner to put the utilities in their name.

If the home has a pool, utilities stay on. Most of the foreclosed homes I've seen have no lights, but they are turned on in time for inspections once an offer is reached.

The bank pays the electric bill.


Unfortunately the banks up here don't always pay to keep the heat on during the winter. Nothing like selling a foreclosure with no heat. Fun.

A home near me just sold, the owners to be on the short sale with no electricity had the electric turned on so some work could be done on the house to make it safe so the loan would go through.......a WTF moment really....but they were likely convinced they were getting a good deal....I guess they didn't notice the regular sale down the street for 30K less.....muhawahahahaha

In California, the electricity bill paid by the applicant, whose name on the bill, If your name wasn't on the bill then you are not responsible to pay for the bill, everything you needed to do is apply for the new account in your name. if you are a renter you need bring with you the lease agreement, If you are the owner, brings with you some proof that you are owner (grant deed or some paper when you signed escrow, etc...)  and you pay for what you used, not for prior owner.
