Who pays the real estate agent fees for FSBO?

I have been contacted by a realtor agent representing a potential buyer, how is the agents fee paid and by who? Is this negotiable?

Canal Fulton, OH - You will need to pay a commission, otherwise why would the agent bring his buyer to your house.  I would suggest 2% to 3% as this is a normal "buyer side" co-broke commission in our area.  As others have suggested, be wary of realtors seeking listings and using this as a way to get inside your house.  On the other hand, in some areas there is a shortage of inventory, and I will occasionally ask for permission to show a house that is not listed.  In this case, to show my sincerity, I always promise specifically not to ask for the listing.

You are under no obligation to pay any commission. Talk to the agent to make sure there is no misunderstanding and have them be paid by the buyer.

The agent's fees are absolutely negotiable.  Roughly 40% of buyers pay some or all of their agent's fees (According to the National Association of Realtors 2013 Profile of Home Buyers and Home Sellers). 

Wetdawg is correct ... many agents will falsely claim to have interested buyers just to get your listing.  Agents conducting business in a professional manner will have and agreement in place with their buyers that specifies how they will be compensated in the event the buyer purchases a FSBO property.

Yes, it is negotiable although often paid by the FSBO seller.   How have you advertised?  If you state "will work with buyer's agents", you are implying you will pay a commission amount to the buyer's agent. 

Be careful with agents with "potential buyers".  Some simply use this phrase to get in the door and do a hard sell why they think they could sell your home better than you.
