Who to hire handle seller's compliance with disclosure and other legal requirements?

I am selling a home in Escondido, California, to the current tenant. No real estate broker is involved.

If you do not have an agent that will do the paperwork for a flat fee lined up, I would call a local flat fee RE agency like Help You Sell or another like it. Many of them offer contract services for a flat a la carte fee including all needed contracts, disclosure forms for lead, seller disclosures etc. for your state.

You can also contact a local RE attorney and ask how much they would charge for a boiler plate contract and disclosures. The fee to a flat fee service or an attorney should be much less than the 1-3% that many agents commonly quote.

If you already have your buyer lined up and the deal negotitated, I would not introduce your tenant to anyone who will want a commission on your sale. You are better off with a fee for service at this point.

My advice is to call a local Broker/Agent and have them assist you with the sale. The cost of not being in compliance can easily exceed broker cost.

I assume you'll have an attorney involved at some point.  Ask him/her about how to properly meet legal requirements.
