I'll probably be unpopular for posting this, but I use a discount Realtor for buying and selling.

For selling, $500 fixed fee plus .5% paid to seller agents on closing and whatever I decide to set for the buyer agent . I have listed property with full service agents and with discount services, and I've found the discount services to be just as useful. My experience with full service selling agents haven't been so good. It seems like all they do is toss the listing on the MLS and wait. The discount realtors do the same thing, and still handle negotiations and contracts, etc. Obviously this isn't true for all full-service agents, but that has been my experience.

For buying... I also use a discount realtor. I get 50% of the buyer's agent commission back after closing, plus they still handle all the negotiations and do the leg-work on setting up the closing, paperwork, etc. If you are the type of person who searches online for your own house and does your own research, then you might as well save a few bucks.

As far as commission goes, I think there is too much slack in the real estate market. With computers and all the efficiency that came with them, why do agents still expect the percentages they were getting 20 years ago? Or am I wrong here?

You should use whatever works. If you live somewhere where properties are flying off the shelf, why not try and save a few bucks?
My clients are normally people that need aggresive marketing in a number of venues, and the ability for someone else to handle the entire transaction.

If that isn't you, I don't sweat it.

I will probably be in the market to buy soon...depending on how long the it takes the bust to play out here in Sacramento Ca, and I would definately be more interested in using one of the discount services. More info on them would be helpfull.

mverrilli, no reason to feel your decision is unpopular. There are many for whom a discount broker is the right decision. It's just a matter of choice, and having a choice is good.

But I must say, it does sound like you got some pretty bad full service brokers if you can't tell the difference. Some agents are good and some are bad. There's no denying that.

Why not use a realtor? This is very simple. In the Gatlinburg, TN area the only thing the largest majority of the agents are interested in are how many listings they can get. After they list your home. They have no interest in selling or trying to get a contract from other realtors doing their job. My neighbor has been watching my home for me and she said that my home has been show 5 times in the past week and my agent hasn't even called me about one of them. It has shown me one thing. I need my license and will be obtaining them soon.

Randy,

I'm not going to justify what your agent did, but a lot of people here would be very happy with five showings in a week.

Your agent, however, should be monitoring the showings (assuming there's an electronic keybox), and providing feedback on some frequency. Keep in mind, however, that your agent may have requested feedback from the agents, and that sometimes takes time for them to respond (and some never respond). So other than that there's been five showings, he/she may not have anything to report.

It is like most things in life. People only tell the bad stories. There are so many transactions that you here nothing about. That is a sign that the parties are happy. look in your own industries. You always here about the bad apples not the good hard working people. If you are not getting feed back from your realtor you should call your realtor and get rid of him if you think he is not doing his job and find one that does do his job. In today's world of communications there is no reason you are not getting feedback.
