Why are condo sales being included in the valuation of our detached SFH?

Why are condos included in the valuation of our SFH?  Every agent has told us that a SFH is worth much more than a condo, even in this market - particularly in Chicago where the condo market was over saturated the past five years.  This negatively impacts our estimated value; e.g., skews the numbers no?

I'm puzzled why an agent is concerned that an owner can pick and chose comps on Zillow.   Isn't that part of the process of CMAs?   As the comps used on Zillow are transparent, any person interested in the property is quite capable of evaluating whether or not the comps were reasonable choices.

It's all been said, the program for estimating comparable home sales is extremely flawed.

I would present it to Zillow, but would not expect too much to be done about it.  This isn't a new problem, it's been going on since inception.

The main benefit to being on Zillow is the exposure, especially now that it's tied in to Yahoo.

The Zestimates on here are terrible. They usually make no sense. I wouldnt pay much attention to it. The problem is, its out there for every buyer to see. I would just put in the remarks to have your agent do a CMA for you to see the properties worth. This way people may be a little more aware that the value is off base.

Are you selling? If not it doesnt matter ,if you are, use a professional appraiser for value or a real estate agent. As an agent, I rely on the MLS to help me with value as it is current.

The computer that figures out the zestimates has so many defects that it often is a joke. Their system of taking date from 3rd party sources and combining it 'somehow' to come up with a value is full of flaws as evidenced by all the complaints from people like you.
Owners can also pick and choose what comparables they want to use so what kind of a system is it???
The good thing is that no one pays any attention to these zestimates except some of the people trying to sell. Buyers never refer to them when writing an offer. Do not worry about it too much.

The computer that selects comps isn't as good as a human.  Therefore, you can claim your home and select comps (see FAQs).  Should these new comps help the Zestimate, it will take a few weeks to a few months to reflect in the number.
